The Maintenance Department is responsible for the physical operations of the Commercial and Residential properties managed by SPM Properties, Inc. It is the Maintenance department's responsibility to ensure preservation and maintenance of each property in accordance with policies and procedures defined by SPM and as it relates to each individual property.
|Essential Job Duties:|
*Respond quickly and courteously to the request for eminence service. Trouble-shoot the source of reported problem, diagnose and take appropriate action to repair and restore service with appliances, ventilation, electrical and plumbing. Repairs or change outs include but not limited to dishwasher motors, garbage disposals, icemakers, stove elements, refrigerators, washers, dryers, etc. All repairs are to be completed with the quality and time standards established for the property.
*Comply with the operating and safety policies and procedures and strict adherence to state, federal and local laws, particularly Fair Housing requirements.
*Complete the following: lock installations, appliance installations, detailing turnover units, carpentry, drywall installation and sheetrock repairs.
*Works as a team participant with the maintenance staff to ensure SPM maintenance standards are met.
*Under the direction of a Supervisor, the Maintenance Technician is responsible for training and mentoring coworkers to perform the various skills and safety procedures required.
*Must possess a strong emphasis on customer service in every action on the job and help instill this value in co-workers.
*Maintain positive resident relations by responding to requests in a friendly, courteous and professional manner within the designated time frame. Interact with residents on service calls to ensure their satisfaction.
*Work within approved budget; provide cost saving measures for property. Ensure a rapid turn around time on vacant units.Perform necessary repairs and preventative maintenance on rental units as they become vacant.
|Typical Working Conditions:|
The Maintenance Technician will be required to work on all SPM Commercial and Residential properties throughout the San Francisco Bay Area. This is a roving position so flexibility is a must. Must perform "On Call Duties" and handle emergency service as needed. Hours will include weekdays, weekends and evenings. Must be able to work in inclement weather conditions.
|Typical Physical Demands:|
Heavy lifting, climbing, stooping, laying (such as under sinks or in basements), standing, walking (including stairs), reaching overhead, repetitive movement.
The Maintenance Technician, under the direction and Supervision of the Director of Maintenance, will be responsible for delegating, guiding, educating and mentoring Assistant Maintenance Technicians. Must be a team player.
Candidates must have a valid California Driver's License, the ability to provide proof of automobile insurance and a good driving record. Candidates must own, furnish and be able to use basic hand tools in the performance of their daily maintenance duties. Must reside within 45 miles of main office location in Walnut Creek in order to perform "On Call Duties" on an emergency basis during assigned rotation. High School diploma or equivalent is required and two or more years direct experience in apartment maintenance or three or more years in related field. Formal training or certificates reflecting completion of maintenance related courses or two or more years inter company training/experience.
Basic written and strong oral communication required. Attention to detail and strong customer service skills highly desired.
Must have a reliable means of transportation and own tools. Truck is preferred.
|Pay:||$24.00 - $28.00 per hour|
