Dear All Valued Tenants,
In accordance with the Contra Costa County shelter in place order, SPM office will still remain closed until further notice. Our staff will still be working remotely during this time.
While we remain committed to responding to all calls and emails we receive, there may be a delay in our responses as our employees and vendors are required to shelter in place.
We have provided our tenants with RentCafé, an online tool to view your account; pay rent; request a work order, and contact your PM. Please read details about RentCafé on the poster below. Please utilize this tool while our office is closed.
If you need any assistance with RentCafé, please contact your Property Manager:
If you have a life threatening emergency, please call 911. If you are a tenant with a maintenance emergency, please dial (925) 930-7760 extension 1241 and leave a message with your name, address, contact phone number and brief description of the emergency issue. Please be assured that emergency VMs are checked in every 15 minutes. Please kindly allow 45 minutes for our Maintenance Team to get back to you. Thank you for your patience on this matter.
To pay rent, place a non emergency work order, or contact us please use RentCafé. Again, for help with the RentCafé, please reach out to your PM.

We know it has been difficult through this pandemic time. We hope you are staying healthy and safe.
As a result of the current situation and latest developments with Covid-19 and limiting our maintenance technicians contact with the general public, SPM will not be conducting Semi Annual Property Inspections at this time.
We are asking to all residents to self inspect their homes by:
- Testing all smoke detectors and CO2 detectors for proper operation regularly
- Check air filters and wash or replace as needed
- Check for leaks underneath sinks or toilet area
- Check the water heater for rusting or leaks.
After you have self inspected, please contact your Property Manager for any concerns or issues, and we will work with you to determine any work order needs.
If you have difficulty self inspecting for any reasons, please contact your Property Managers for further assistance with their contact emails below.
We know this has been a difficult time, and we are consistently working to stay on top of the guidelines and determine the best business practices moving forward. We hope to be back to normal and have the Semi Annual inspection scheduled as soon at it is possible.

Our Finance Department oversees and manages all financial and accounting aspects of commercial and residential properties. The Department consists of a team of accounting professionals who each specializes in different acpects of property management accounting, including but not limited to financial reporting, banking, internal audits, accounts receivable and accounts payable ect. The main goal of the department is to provide our clients and management with up-to-date, accurate, and complete information on properties’ financial situation so they can make informed and clever day to day and/or long term decisions.
SPM Property Managers manage their own portfolios under the direction of the president but have cross trained in all departments and are familiar with all properties managed within the company. SPM has on-site managers (resident managers) as well as on-site managers with maintenance experience. Hiring a Resident Manager Maintenance Technician is another avenue for SPM to reduce maintenance costs on a property. In addition, SPM has a Property Manager on call 24-hours – seven days a week that works in tandem with our maintenance department crew.
SPM has a 24-hour – seven days a week in-house maintenance crew that specialize in daily maintenance and unit rehabilitation. Our maintenance technicians are all highly experienced and trained. The team includes an electricians and an appliance repair technicians. Our maintenance crew has developed extraordinary business relationships and practices, working side by side with local contractors, plumbing companies, carpet cleaners, painting and flooring companies to complete required work in the most efficient and cost effective manner.
The leasing department is responsible for actively marketing, pursuing, and generating prospects. All applications are processed in an expeditious manner while providing superior services to prospective commercial and residential tenants. The goal of this department is to provide excellent customer service while rapidly securing qualified long term tenants. Like all the other departments at SPM our leasing consultants work closely with the property managers, resident managers, maintenance mangers and the finance department to ensure each vacancy is in prime condition prior to any tenant occupancy.
