Paul Chahin

Paul Chahin

Owner, President

Paul was raised in the Bay Area and is a Contra Costa resident.  He graduated from De La Salle High School and in 1987 graduated from University of California, Berkeley Haas School of Business with an emphasis in finance and real estate. Paul began his Real Estate career as an Acquisitions Researcher for Kaufman and Broad, a national Real Estate homebuilding company.  Paul’s career continued in the real estate industry as he established himself as a self-employed Acquisitions Consultant. In 1993, Paul acquired Stephens Property Management from the founder Shirley Stephens and has built the business into one of the dominant property management companies in the East Bay.  Since the inception, Stephens Property Management or SPM Properties clientele has increased over ten times.

Paul’s goal is to ensure all Property Owners increase their property’s income and efficiency by decreasing expenses and increasing revenue.  In addition, Paul guides the SPM team to ensure that all our commercial and residential tenants can be proud of their living or working environment.

Paul partakes and oversees the management of all retail, office, industrial, and multi-family properties throughout San Francisco’s East Bay Area. The success of SPM is due to the committed team employed at SPM.

Paul is an active member and Board Director of the California Apartment Association.  He is also a licensed broker with the California Department of Real Estate. He is bilingual in English and Spanish.

Andrew Camera

Assistant Director of Operations & Property Manager

Andrew Camera began his property management career in 2010 with SPM Properties, quickly being promoted to his current position of Assistant Director of Operations and Portfolio Manager. He was the recipient of the 2012 CAA Regional Portfolio Manager of the Year Award. Andrew specializes in Residential Property Management as well as Commercial consisting of retail, office, and industrial real estate.

Andrew engages in ongoing education and stays current with any changes in the real estate industry which includes staying up to date in real estate laws by attending related classes and seminars. Andrew is professional, responsive, provides superior customer service; and manages each owner’s property as if it were his own. It is his goal to maximize the earning potential of every investment property.

His educational background includes a B.A in Business Administration from The University of San Diego.

Katherine Doroja

Katherine Doroja

Office Manager

Katherine Doroja has been a dedicated team member of SPM since 2016. She handles the day to day tasks as Office Manager, Office Assistant and Receptionist.

She provides administrative, secretarial and clerical support to her team members and maintains an efficient office environment. With her excellent work ethic and dedication, she has become a valuable asset to SPM Properties.

Katherine graduated in 2001 with a Bachelor’s Degree in Computer Science and an undergraduate in Master’s of Public Administration from a University in the Philippines. She landed a job in a prestigious government office in the Philippines that deals in diplomatic relations and consular service that made her pursue the career in the field of public relations and customer service.

Property Manager

Melissa Lentrichia joined SPM Properties in 2004 coming with years of experience in the property management field.

Melissa quickly moved from her title as an on-site Resident Manager to her current position of Portfolio Manager consisting of both commercial and multifamily residential properties through out the East Bay.

She was voted Property Manager of the Year 2017-2018 by the California Apartment Association (CAA). Melissa continues to provide excellent customer service towards her owners as well as tenants and vendors.

Her educational background includes a Bachelor’s Degree from State University of New York at Purchase.

Sicily Calderon

Property Manager

Sicily Calderon joined SPM Properties in 2016 with over 18 years of experience in the property management industry. Prior to joining SPM Properties, she built a family business in 2008 that is still thriving today.

With extensive experience in residential, multifamily and affordable housing, she enjoys the challenge of her diversified portfolio. Sicily continues ongoing education to stay current with real estate and rental laws, and works closely with clients to meet their goals.

Her educational background includes USAR Military Intelligence school.

Rachel Duarte

Rachel Duarte

Assistant Portfolio Manager

Rachel Duarte joined SPM Properties in 2016. She came with over 6 years of experience from different areas of the real estate and appraisal industry, including 4 years of Commercial and Residential Property Management & Leasing.

Her role in the Property Management Team is to manage a small portfolio of her own as well as generate all residential leasing documents. She is also responsible in generating work orders for the Maintenance Department, and is responsible for advertising on multiple platforms. She assists the Portfolio Managers with their day-to-day operations and works closely with SPM’s Resident Managers. Rachel focuses on communication and is highly dedicated to her team.

Her educational background includes a Bachelor’s degree in Journalism and a Minor in Geography from California State University, Long Beach.

Finance Department

Zolzaya Ganbat

Head of Accounting Department

Zolzaya is a well-versed accounting professional with extensive corporate finance background, and over 9 years of experience in the field. Her technical expertise in accounting & financial management along with her exceptional work ethic, commitment to the highest quality and ethical principles have made her successful in providing various accounting services for our valued clients.

She heads our Accounting and Finance Department and manages our accounting staff. She is responsible for all accounting functions including GAAP compliance, preparation of financial statements, bank reconciliations, accounts payable/receivable functions, and month, quarter, and year end closings.

Her educational background includes post graduate training in finance and accounting at the University of California, Berkeley and Bachelor degree in Business Administration with accounting major. Zolzaya is highly proficient in Microsoft office Suites and Yardi Pro and Voyager accounting systems.

 

Cathy Kurtz

Accounts Receivable/Commercial Portfolio

Cathy joined SPM Properties in 2010 with over 10 years of experience from different areas of the real estate industry including Residential Leasing, Property Management, and Title & Escrow Sales.

As part of the Finance Team, Cathy handles all incoming payments and leases for our portfolio of commercial tenants. With her extreme attention to detail and commitment to the highest standards of work, Cathy has become a valuable asset to SPM Properties.

Her educational background includes a Bachelor’s Degree in Communications from the University of Hawai’i. She holds a CA Real Estate Salesperson’s License and continues to keep up with current property management and real estate laws though the Department of Real Estate’s ongoing courses.

Miga joined SPM Properties, Inc. in 2016 with over 14 years of experience from different areas of the accounting finance, investment banking, and real estate industry.

Her educational background includes a Master’s Degree in Finance and Investment banking from Lincoln University and a Bachelor’s Degree in International Trade Management from a University in Mongolia.

As part of the Finance Team, Miga handles all incoming payments and leases for our residential portfolio. With her exceptional work ethic and organizational skills, she helps us serve our clients with the best practice standards in the industry.

Amanda Lowery

Accounts Payable

Amanda has been a valued employee of SPM Properties, Inc since 2005. Starting out as a receptionist, she came to SPM with a strong accounting background and a desire to learn about the property management industry. She promptly learned about the intricacies of the business and requested more responsibilities. Thanks to her dedication, performance, and professionalism, she has been promoted several times within SPM and is now an essential part of our Finance Team, handling all of the Accounts Payables.

Amanda is committed to making sure that the accounts payable functions run smoothly and aspires to make accurate & timely payments to all accounts. In her free time she enjoys cooking, reading and playing with her Rottweilers.

Terry Roberson joined SPM Properties in 2017. She has 20 plus years of experience in accounts payable/receivable fields in the government and private sectors, as well as 3 years of experience in the real estate industry.

As a member of our Finance Team, Terry is responsible for all functions in accounts payable, which includes paying our vendors, suppliers and utility companies as well as ensuring that all disbursements go thru a proper review and approval process.

Terry’s pleasant demeanor, strong work ethic and commitment to superior customer service have made her a tremendous asset to our Finance Team and SPM Properties, Inc.

Tanya Dubel

Accounting Assistant

Tanya Dubel joined SPM Properties in 2015 as an Accounting Assistant. She came with over 19 years of extensive experience in accounting and tax fields.

She handles several large supplier accounts including Home Depot and Lowes, internal billing for maintenance work orders and many other accounts payable responsibilities.

Tanya’s educational background includes a Bachelor’s Degree in Management and Accounting from University of Ukraine. She has been a CTEC license holder for the past seven years.

Tanya’s ability to process large volume data with exceptional accuracy and efficiency has made her an invaluable asset to our Finance Team.

Kathy Paul came to SPM Properties Inc. with 35 years in the property management and real estate industry. She has represented properties along the west coast but has most recently focused her attention on leasing apartments and homes in the East Bay which she finds most rewarding.

Kathy has proven to be a great asset to SPM with her dedication to finding the right fit for each candidate. She manages the Leasing Department and encourages her team to strive for excellence.

Kathy’s exceptional customer service and leasing skills enabled her to be nominated for 2007 Leasing Consultant of the Year for the Greater Excellence in Management and Maintenance Awards.

Maintenance Department

Michael Brown

Michael Brown

Director of Maintenance

Michael Brown has been an integral part of the SPM maintenance crew for seventeen years and has been managing the maintenance operation for all SPM Properties for the past eleven years.

Michael possess extensive knowledge in the mechanical, technical, and quality control aspects required in providing top-notch residential and commercial property maintenance and preservation to all SPM Properties.

Michael holds numerous certifications and his various trainings have provided him with the ability to understand all aspects of plumbing, electrical systems, HVAC systems, carpentry and small/large appliance repair. His work experience through the years enables him to address maintenance issues with appropriate urgency while stressing to his staff the importance of providing quality maintenance work and repairs in timely but cost-efficient manner.

Michael has an outstanding working relationship with current SPM clients and they value his ability to provide them with insightful information and recommendations on property site inspections.

Michael has the ability to assess the physical condition of a property and provide a physical needs assessment report to SPM clients. His proactive mindset is not just appreciated not only by owners of the properties SPM manages but also the residential and commercial tenants.
